I just put up a new page about a new high rise condo development, One Las Vegas. Please take a look and give me some feedback (good and bad). Anything I can do to improve the user's experience. Right now I'm limited on graphics to what the developer has put out for distribution, but a building rendering is on my list. Thanks for your help!

It's not a good idea using frame, googlebot doesn't like to index the page with frame.
also, i view your source and find that you have alot garbage meta tag, The tag you only need is desrciption and keyword. Googlebot read the top of the page first,word on the top have more weight. Remove all meta tag except description and keyword

I've been debating about getting rid of the nav bar frame. I put up my sitemap without one to see if it helps with pr and such. I'm afraid of trading functionality for seo benefit.

Having a frame definitely hurt the ranking, you don't need to suspected. Why don't change your layout that similar your but without frame. I think it's not too hard.
